<p>Overall, net lease properties have become a major part of the real estate investment atmosphere.  Many brokers have launched divisions focusing solely on net lease properties.  Certain agencies focus exclusively on net lease properties.  Some large net lease brokers include CB Richard Ellis Inc. (don&#8217;t they just appear on every list?), Marcus &amp; Millichap Real Estate Investment Services Inc., Excel Realty Advisors L.P., Stan Johnson Company and NAI BT Commercial.</p>

<p>Net lease properties have been a wonderful choice of investment for many investors. Typically, retail properties leased by high quality chain-store tenants, these are relatively stable investments with decent yields. Thus, many large companies have been expressing great interest in these properties. Lexsington Realty Trust, for example, is a large investor in such properties. Cole Companies, W.P. Carey &amp; Co., U.S. Realty Advisors L.L.C., United Trust Fund, CRIC Capital L.L.C., Mesirow Financial, Passco Companies, Aspen International Capital Corp. and Boulder Net Lease Funds L.L.C. are other significant net lease property investors.</p>

<p>Recently, Morgan Stanley Real Estate has been actively engaging in the office market, buying as much as $12 billion worth of office buildings in a 12 month period. Brookfield Properties Corp., SL Green Realty Corp., Hines and CB Richard Ellis Investors L.L.C. have also been actively buying. At time of economic downturn, it is a great time to buy properties, assuming you can withstand the weak economy. When the economy recovers, all real estate will become popular again and prices will rise for sure. The major issue with this current subprime crisis is the great adverse impact on the banks and financial services sector, which constitutes as a significant chunk of the office tenants in Class-A buildings. Bankers are generally higher paid than many counterparts in other fields, so the high-end housing market will suffer as well. Overall, the high volume of acquisitions by large companies can be a sign of confidence.</p>

<p>The top five developers of commercial office properties are as follows: Opus Group, Morgan Stanley Real Estate, Trammell Crow Co., Duke Realty Corp. and the Alter Group. The former three develop almost $1 billion of properties in a 12 month period, while the latter two develop about $600 million worth of office space.</p>
<p>Although the economy is weakening, it can be predicted that the amount of new office space being developed will fall dramatically, as many companies layoff employees, downsize and relocate, there will be plenty of vacant space filling the pipeline. Yet, in most economic downturns, there are recovery points and once the market recovers, we see that traditionally prime locations will receive the most interest from large corporations. These large developers will once again play a major role in office development in the next economic boom, assuming they can withstand this subprime crisis and financial tsunami.</p>
