Excellent Hong Kong Mid-Level Property Investments
Sun Hung Kai Properties, Hong Kong’s largest real estate developer by volume holds a series of for-lease apartment units in its portfolio through its Signature Homes brand name. The following are some of its properties (according to the SHK website) in the Mid-Levels. If SHK Properties hesitates to sell these properties and chooses to hold them to rent out to tenants (mainly expats who gets a housing budget each month from his/her company), then they should be great investments to hold.
- Dynasty Court
- Hamilton Court
- The Harbourview
- Hillsborough Court
These properties are located in the height of the Mid-Levels, at the foothills of the ultra-exclusive Peak neighborhood. The downside to buying these to hold and rent is that there may be intense competition from SHKP’s own properties for rent. SHKP also holds more properties in Island South, Central and Kowloon Station.

Yeah, although those are quite expensive and one has to compete with SHK if they want to rent it out, I agree with you. These properties have the appreciation potential. In your other post about Olympic Station, I feel that the appreciation rates for those are much lower than areas like the Mid-Levels. Especially Metro Harbourview, I don’t really find it to appreciate it much, even though it has the cash flow and in real estate appreciation is what will make one wealthy, not saying that cash flow is unimportant. Like the common saying, “Location, location, location” is really true.

Mid-Levels is wonderful… but once again, if you don’t drive it’s not very convenient. Also, there is still a major price difference. In comparison to Kowloon Station, for example, you can find a view unit for the price of a non-view unit at the Central Mid-Levels. It’s a trade-off – newer property, stunning Victoria Harbor views, easy access and good location versus older established neighborhood, older property, no view.
